Air quality and mold testing across Ontario and Quebec
We test homes and buildings in two provinces, from century limestone houses in Kingston to plex apartments in Montreal, and the problems change with the postal code. A 1970s Cornwall bungalow near the river carries different risks than a new Orleans subdivision or an older Hull duplex. That's the point of this page. Every location gets the same two things we're known for: independent testing (we don't do removal, so there's nothing to upsell you into) and lab results you can hand to a contractor, an insurer, or a buyer without anyone squinting at them. Most of our work is mold testing and asbestos testing, the two contaminants that cause the most trouble and the most confusion in the homes we visit.
Ottawa Valley & Eastern Ontario service areas

Ottawa
Century homes in the Glebe and Old Ottawa South sit a few kilometres from new builds in Barrhaven and Kanata, and both get moisture trouble after the spring runoff off the Ottawa River.
Orleans
East-end Ottawa, where 1980s to 2000s subdivisions meet the older village core near Notre-Dame. Finished basements here hide the slow leaks we get called about most.
Kemptville
North Grenville country south of the city, with older farmhouses, stone foundations, and well water. Rural properties wick ground moisture in ways a city semi never does.
Carleton Place
A Mississippi River mill town full of heritage stone and brick homes. If yours still has original 1900s materials, it's worth an asbestos check before you open a wall.
Kingston
The limestone city on Lake Ontario, heavy on 19th-century houses and student rentals, with waterfront humidity that keeps basements damp longer than owners expect.
Brockville
1000 Islands country on the St. Lawrence, where older downtown housing and stone basements trap moisture close to the river.
Belleville
Bay of Quinte waterfront homes and a mix of housing ages, with Quinte West and the Trenton area close by. Lakeside humidity is the recurring theme.
Cornwall
A lot of Cornwall's housing went up in the 1970s, right in the asbestos years, and spring flooding along the St. Lawrence adds a mold layer on top. Neighbourhoods near Lamoureux Park see both.
Montreal & Quebec service areas
On the Quebec side we cover Montreal and Gatineau, including the West Island, the South Shore, and the older Hull and Aylmer sectors across the river from Ottawa.
Montreal
Dense plex housing, duplexes and triplexes, older walk-ups in the Plateau, Verdun, and NDG. Humid summers push mold into flat roofs and shared basements faster than people think.
Gatineau
The Outaouais, Quebec side of the river, with older Hull and Aylmer homes and Ottawa River flood zones. Spring water in the basement is the call we take most here.
What do we actually test for?
We lead with the two contaminants that cause the most damage and the most argument in the homes we visit: mold and asbestos.
🦠 Mold
Air and surface samples go to an accredited lab, so you get spore types and counts, not a guess. We find it behind finished basements, under slow roof leaks, and around bathroom fans more than anywhere else. See mold testing.
🧱 Asbestos
Common in homes built or renovated before the mid-1980s: popcorn ceilings, vinyl tile, pipe wrap, old drywall mud. We sample before you demo, not after. See asbestos testing.

How does the testing actually work?
Three steps, and none of them involve a sales pitch. We visit and collect samples, an accredited lab analyzes them, and you get a written report with the numbers and what they mean for your home.
1. On-site sampling. An IICRC and IAQA certified inspector walks the home, finds the moisture or suspect materials, and pulls air and surface samples where they count.
2. Accredited lab analysis. Samples go to an independent accredited lab. Turnaround is usually a couple of business days.
3. A report you can use. Spore types and counts, or asbestos results, in plain language you can hand to a contractor, insurer, or buyer.
Why call an independent tester?
Because we don't sell remediation. We test, the lab analyzes, and you get a report. That's the whole business, which means our number never depends on finding a problem.

Mostly mold and asbestos, the two we get asked about most. Mold goes to an accredited lab for spore ID and counts. Asbestos sampling covers the usual pre-1980s materials like popcorn ceilings and pipe wrap. We also assess general indoor air quality during a visit.

Lab turnaround is usually a couple of business days after the visit. We book most appointments within the same week.
No, and that's on purpose. We're an independent tester, so the report is the report. If you need remediation after, we can point you to options, but we're not the ones quoting the job.
