How Much Does Mold Testing Cost in Canada?

Inspector with an air sampling pump and clipboard in a Canadian basement, doing a mold test

Our mold air test is $550 plus tax, and that covers the inspection, one indoor air sample, a free outdoor sample to compare it with, the lab analysis and a written report. A visual mold inspection with no samples is $95 plus tax. You've probably got a smell, a stain or someone else's quote in front of you, and you want to know whether the number is fair.

Two quotes can be hundreds of dollars apart and both be honest, because they often cover different work. So check what's in the price before you compare the totals. Here's our full price list for mold testing, next to what other companies publish in Ontario and Quebec.

How much does mold testing cost with a lab?

A mold test with lab analysis costs $550 plus tax with us for one room, and each extra room adds $260. The $550 already includes the visual and diagnostic inspection, so you don't pay for the walk-through on top. A home with one worry room pays $550. A home with a damp basement, a bedroom that smells and a bathroom with a history of leaks pays $1,070 if all three get sampled.

Is $550 a fair price for a mold test?

Yes, $550 sits in the middle of what companies publish for a test with lab samples in our cities. People post this exact question on forums, quote in hand. The range below is why the answer is hard to find: the low numbers often cover less work than the high ones.

AreaBasic visual checkTest with lab samples
Ottawa (two local price lists)From $400, with thermal and moisture scans$899 to $949, with spore-trap samples
Toronto (Restoration Index)$150 to $250$350 to $550 for up to 2 samples, $300 to $800 with air and surface sampling
Quebec (RenoQuotes)$250 to $450$500 to $700 with multiple samples
Our price, all of these areas$95$550 for 1 room, $810 for 2, $1,070 for 3

But the total only tells you so much. Before you compare two quotes, ask each company four things, because price gaps often come from these:

  1. 1

    Is the lab fee included?

Some quotes price the visit and add lab fees per sample afterward. Our $550 includes the lab.

  2. 2

    Is there an outdoor sample?

An indoor spore count means little by itself, since spores are normal outside. The result comes from comparing the two. Ours is free.

  3. 3

    Who reads the sample?

Ask for an accredited third-party lab. We don't analyze our own samples, so the person reading yours has never met you and has no stake in the result.

  4. 4

Do you get a written report?

You'll want one if you're handing the result to a contractor, a landlord or a buyer. It's part of the $550 with us.

What moves the price of a mold test?

The number of rooms we sample moves the price of a mold test, and the size of the house doesn't. Each extra sample is $260, because each one is another lab analysis. A 3,000 square foot house with one musty basement costs the same $550 as a small condo with one musty bedroom.

That's different from the published prices you'll see that start with a home size, like a 3-bedroom under 1,500 square feet. Neither way is wrong. Ours just means that a bigger house doesn't raise the bill unless it needs more samples, and you'll know the price before anyone comes out. Here's how that works from the first call:

  1. 1

    Before the visit

You tell us what you're seeing, and we give you a free quote

A virtual inspection often settles how many rooms need samples, or whether you need samples at all.

  2. 2

    Day of the visit

The inspector walks the house before sampling anything

Moisture readings decide where the samples go, and there's one taken outside to compare with.

  3. 3

    Within 1 business day

    You get the inspection report

It covers what the inspector found on site.

  4. 4

2 to 5 business days after sampling

    The lab results come back

Need them sooner? Rush analysis is available for an added fee. Ask for the figure when you book.

Do you need a mold inspection or a mold test?

You need an inspection first if you can see the mold or you know where the water came from, and a test if you can't explain what's going on. The $95 visit answers a lot of questions by itself. If the moisture meter finds the wet wall behind the smell, the next step is fixing the leak, and a lab report wouldn't change that.

Visual inspection, $95

Start here if the cause looks obvious

  • Visible growth, or a known leak
  • A moisture reading can explain what you're seeing
  • Written report only if you need one ($155 more)

Mold air test, $550

Book this if the cause is hidden

  • A smell with no visible source
  • Old flood, roof or pipe leak that may have reached the walls
  • Inspection and written report are already inside the price

Our take: if you're already sure you want samples, skip the $95 step and book the air test, since the $550 includes the inspection. Not sure? Start with the free virtual inspection.

Is mold testing worth it?

Mold testing often isn't worth the money, and we sell it. Health Canada's guide says: "In most situations, Health Canada does not recommend testing the air for mould." It explains that an air test can't predict health effects and often says little about what caused the damage. Quebec's government says much the same: you usually don't need air or surface analysis to confirm mold you can already see or find signs of.

So when is it worth paying for? Health Canada names the case: concerns that stay unexplained after an inspection, especially with a history of flooding, roof leaks or pipe leaks that may have reached wall cavities. In that case, a qualified professional may recommend a non-viable air test for mold spores, and high counts of certain types can point to hidden problems inside walls and ceilings. That's the test we do. It's also useful when you're about to open a wall, or buying a home and want the result in writing before you close.

People call asking for a test, and sometimes that's the right call. But the first thing I want to know is where the water's been. If a moisture reading already explains it, fix the leak and keep your money. The sample's for when it doesn't.

A test also has limits you should know before you spend the money:

Myth A normal air test means the house has no mold.

Fact It describes the air on that day. Growth sealed behind a wall can release few spores, which is why the inspector checks for moisture first.

Myth The lab report will say whether mold is making someone sick.

Fact Health Canada says an air test can't predict health effects. Health questions belong with a doctor.

Does mold testing cost more in Ottawa, Toronto or Montreal?

No, our mold testing price is the same in Ottawa, Toronto and Montreal. Only the sales tax changes: 13% HST in Ontario, and 5% GST plus 9.975% QST in Quebec, or 14.975% together. On a one-room test, that's a difference of $10.86. Pick your city to see the total you'd actually pay.

What isn't included in the price of a mold test?

Surface samples, wall-cavity samples, rush lab work and any removal aren't part of the $550. A tape lift or a wall-cavity sample is quoted by our team when the situation calls for one, so we can't give you a fixed figure here. Rush analysis is an added fee.

Removal is a separate job with its own price, based on the area and how hard it is to reach. A test doesn't clean anything up. What it can do is show where the problem is before anyone quotes the work, and our guide to mold removal companies in Ottawa covers that side.

About free inspections: some companies advertise a free or low-cost visit, then charge separately for samples and lab fees. That's a fair way to price it, as long as you see the full number before the visit. Ask what the total would be if samples turn out to be needed.

Is a home mold test kit cheaper than a lab test?

A home mold test kit is cheaper up front, at about $40 to $100 in Quebec stores, and mailing it to a lab can add $50 to $150 per sample. But spores land on a dish in nearly any home, so a kit rarely tells you more than that spores exist. Most kits skip the outdoor sample too, and you're the one interpreting the result. That's fine if you're curious. It's not much help if you're deciding whether to open a wall.

We go through kits, swabs and spore counts in our page on reading air quality test results for mold, and we compare specific products in our air quality test kit guide.

Mold testing cost questions we hear most

Is it expensive to test your house for mold?

It depends on which step you need, and often that isn't the full test. A visual inspection is $95 plus tax, and an air test with lab analysis is $550 plus tax for one room. Published prices elsewhere run about $300 to $950. Ask us for a free quote before you book anything.

Does a bigger house cost more to test for mold?

No, not with us. The price follows the number of rooms sampled, so a large house with one problem room still pays $550 plus tax. Each extra sample adds $260, and an inspector can tell you whether you need one. Homes are priced this way, so commercial buildings get their own quote.

Can I do a mold inspection myself?

Yes, you can start one yourself, and it's a good idea. Look for stains, a musty smell and damp spots around windows, basement walls and under sinks, then fix any water you find. If the cause stays hidden, a professional inspection adds moisture meters and, if needed, lab samples you can't read at home.

How long do mold test results take after I pay?

Lab results take 2 to 5 business days after sampling, and the written inspection report arrives within 1 business day of the visit. Rush analysis is available for an added fee, so tell us about a closing date or a repair deadline when you book. Our process page walks through the visit.

Can a tenant pay for a mold test?

Tenants can book a virtual inspection for $100 plus tax without the owner's approval, and that's often enough to know what to raise with the landlord. An on-site inspection needs the owner's OK, or the OK of someone the owner has authorized. Contact us and we'll tell you which one fits.

Not sure if you need the $95 look or the $550 test?

Tell us what you're seeing. We'll tell you which one fits, or if you need neither, and the quote's free.
