Air Quality Testing in Oakville
Air quality testing in Oakville means our inspector samples your home and an accredited lab reads the samples, so you get a written answer on mold and asbestos. Most Oakville homes are young enough that water, not asbestos, is the first question. Burlington and Hamilton are a different story.

In Oakville the call is usually about a smell in a finished basement or a stain that keeps coming back. In Burlington and Hamilton it's just as often a renovation in an older house. We've done more than 15,000 inspections since 2005, and the method doesn't change between them: look first, sample what needs it, let the lab answer.

Air quality testing in Oakville usually starts with water, because most of the town went up after 1980
Oakville is one of the younger big towns in the GTA. Of its 73,560 occupied homes in the 2021 census, only 27.0% were built before 1981, and 38.3% went up in 2001 or later. The town merged with Bronte and Trafalgar Township in 1962, and much of north Oakville was still farmland until the 1980s and 90s.
Newer doesn't mean problem-free, though. A 1990s two-storey with a finished basement, a sump pit and a bathroom fan that vents into the attic gives mould everything it needs. So in most Oakville homes we start where water collects: the basement, the bathrooms, the windows and the attic.
Old Oakville and Bronte
The harbourside village core dates to the early and mid 1800s, and Bronte started as a fishing village at the mouth of Twelve Mile Creek. Around them sit postwar houses and apartment buildings. Here both questions apply, mold and asbestos.
Glen Abbey, Clearview and River Oaks
Mostly subdivisions of the 1980s and 1990s: two-storey detached houses and townhomes with finished basements. The houses from the 1980s sit right on Health Canada's 1990 asbestos line, so a renovation still needs a check.
North Oakville and the Uptown Core
Built since 2000, with new communities still going up between Dundas Street and Highway 407. Asbestos is very unlikely. New-build moisture is not: tight houses, drying concrete and first-winter condensation.
Sources: Statistics Canada, 2021 Census, occupied private dwellings by period of construction and tenure; Town of Oakville, Old Oakville Heritage Conservation District Study; North Oakville secondary plans.
But Halton's storms have put water into thousands of basements, and a dry floor doesn't prove a dry wall
Halton has been flooded hard twice in ten years. On August 4, 2014, Burlington took up to about 190 mm of rain in a single day, more than 3,000 homes flooded, and insured damage came to just over $90 million. Then on July 15, 2024, a storm described as a 1 in 100-year event dropped 74 mm on Burlington and 60 mm on Oakville. Halton counted 1,897 homes with basement flooding that summer: 1,620 in Burlington, 124 in Halton Hills, 104 in Oakville and 49 in Milton.
Picture what happened in most of those basements. The carpet came up, fans ran for a few days, the floor felt dry, and the drywall stayed. Halton Region Public Health says mould can become established in as little as 48 hours, which is why a wet wall cavity matters more than how the room looks a week later.
Halton pays for flood protection. The Region's Basement Flooding Prevention Program covers Oakville, Burlington, Milton and Halton Hills: 50% of a backwater valve up to $1,600, a sump pump with weeping tile disconnection up to $6,500, downspout disconnection up to $900 and half of sewer lateral repairs up to $4,000. The Town of Oakville sends residents to the Region's program. Check the current rules before you book any work.
So an Oakville mold test starts with an inspection, because an air sample can't answer every question
Halton Region Public Health repeats Health Canada's position word for word: Health Canada does not recommend testing the air for mould in most situations. The goal is to fix the dampness and clean visible mould. There's also no health-based exposure limit for indoor mould in Canada, so no lab report can call your air "safe".
We agree with most of that. If you can see the growth and you know the source, you may not need us to sample it. Halton's own advice is that patches under 1 square metre are a homeowner job and anything bigger calls for a professional. Our visual inspection, at CAD 95 plus tax, exists for exactly the in-between cases.
Air testing earns its place when the concern stays unexplained after an inspection, especially after flooding or a leak that may have reached a wall cavity. That's when our mold testing compares indoor samples with an outdoor baseline taken the same day, so the counts have something to be measured against.
Myth A newer house can't have a mold problem.
Fact Age matters for asbestos. Mold only needs moisture and something to grow on, and a 2010 basement has plenty of both.
Myth If the mould came back after cleaning, the cleaner did a bad job.
Fact Halton Public Health puts it plainly: if mould returns after cleaning, the moisture source is still there. Find the water first.
Therefore every Oakville air quality test ends with accredited lab results in writing
Once sampling makes sense, an accredited third-party lab analyzes the samples, so the person who took them isn't the one grading them. It's the same lab and the same price we use everywhere else.
Mold testing
Air samples in the rooms you're worried about, one outdoor sample as a baseline, and surface samples where we can see growth. The lab names the spore types and counts them. Mold testing can also confirm a space after a cleanup crew finishes.
Asbestos testing
Small samples of the materials you're about to disturb, such as ceiling texture, floor tile, plaster or pipe wrap, sealed on site and analyzed under a microscope. Asbestos testing gives a yes or no for each material.

Surface samples usually come back faster than air samples. Rush analysis is available for an added fee.
In a newer basement I look for where the water goes, not for old materials. In an older house in Burlington or Hamilton, I ask what's being torn out before I sample anything. Same visit, two different first questions.

Asbestos testing still belongs on an Oakville renovation checklist, because nearly half the town predates 1991
That 45.5% is the number to remember. Health Canada says asbestos was mainly used in buildings before 1990, and a Clearview or Glen Abbey house from the late 1980s can still have it in the drywall joint compound or a textured ceiling. Across the rest of our area the share climbs fast:
You won't hear about this at the permit counter. Oakville's residential demolition guide doesn't mention asbestos, and neither does Burlington's checklist. The rule is provincial. Ontario Regulation 278/05 says an owner must have materials likely to be disturbed examined before demolition, alteration or repair. Owners of a home they or their family live in are exempt, and so are owners of a building of up to four units with one lived in by the registered owner or family. Landlords, condo corporations and commercial owners are not, and the contractors doing the work are covered either way.
Leave it alone until you know. Health Canada says asbestos left undisturbed poses no significant health risk. Drilling, sanding, scraping or breaking it is what puts fibres in the air. No one can tell by looking, so sample it before the work starts.
A positive result is a planning fact, not an emergency. If you're not renovating, you can often leave the material alone. If you are, a qualified abatement contractor removes it, and our written report tells them exactly what they're dealing with.
Renters in Oakville and Halton start with the landlord, and the bylaws back them up
About 22.5% of Oakville households rent, and 24.9% in Burlington. Ontario's Residential Tenancies Act makes the landlord responsible for keeping a rental in a good state of repair, and the local bylaws are specific about mould.
Oakville
The Town's property standards bylaw says any extensive accumulation of mold must be cleaned and removed by the owner, and the water or humidity behind it repaired. Tell your landlord in writing first. If nothing happens, call ServiceOakville at 905-845-6601.
Burlington and Milton
Burlington asks tenants to raise it with the landlord or property manager first, then contact bylaw enforcement at 905-335-7731. Milton's bylaw says buildings must be kept reasonably free of mould and lets the Town ask the owner for an assessment by a qualified hygienist or engineer.
You can also apply to the Landlord and Tenant Board. We need the owner's approval, or someone the owner authorizes, before we inspect, but tenants can book a virtual inspection for CAD 100 plus tax to know what to raise. Larger buildings fall under our commercial air quality testing.
Hamilton is the oldest city we serve near the GTA, so asbestos often comes first there
Hamilton's housing is older than Toronto's. In the 2021 census, 60.9% of its 222,810 homes were built before 1981, 72.1% before 1991, and 32.8% in 1960 or earlier. One in six (15.8%) predates 1946. Major repairs follow the same curve: 6.6% of all Hamilton homes need them, rising to 12.3% of homes built before 1946.
You can read the city's history in its basements. Westdale was laid out as a planned suburb in the 1910s and 1920s. Durand filled in with large houses between the 1840s and the 1890s. The east end grew around the steel mills after Stelco and Dofasco opened in 1910 and 1912, often as small, quickly built worker housing. The Mountain boomed after the war, and Dundas, Ancaster and Stoney Creek each have their own old cores. Pipe wrap, plaster, old floor tile and furnace duct tape are what we sample most in houses like these.
The City itself tells residents to hire a professional to test for asbestos before renovating, and its demolition checklist reminds applicants that the Occupational Health and Safety Act requires designated substances, asbestos among them, to be identified on construction sites. We sample the asbestos part of that, not the other designated substances.
Water is the other half. Hamilton got more than 150 mm of rain between July 10 and 24, 2024, nearly double its usual July. The City's Protective Plumbing Program offers a grant of up to $2,000 for a backwater valve, downspout disconnection or a sump pump installed with a valve, for homes built before 2012.
Hamilton renters
Hamilton's property standards bylaw says walls and ceilings must be free from mould or conditions that may cause it. Tell the landlord in writing, then call Municipal Law Enforcement at 905-546-2782. Hamilton Public Health can inspect for health hazards such as mould at 905-546-2489.
Hamilton landlords
Since January 1, 2026, the Safe Apartment Buildings bylaw covers buildings of two or more storeys with six or more rental units, and moisture and mould in common areas is one of the items scored. Rental housing licensing is permanent in Wards 1 and 8 and part of Ward 14.
What air quality testing costs in Oakville, Halton and Hamilton
Prices are the same as everywhere else we work. All prices are in Canadian dollars, plus tax.
| Service | Price | What you get |
|---|---|---|
| Mould air test | $550 | Visual and diagnostic inspection, 1 indoor air sample, free outdoor baseline sample, lab analysis, written report. Each extra sample is $260 |
| Visual inspection only | $95 | On-site inspection with no sampling. A written report adds $155 |
| Virtual inspection | Free, $100 for tenants | A first look with an inspector, without a site visit |
| Asbestos bulk testing | $430 | First material, lab analyzed. Each extra material is $250 |
| Tape lift or wall-cavity sample | Quoted by our team | Priced once we know what's needed |
The number of samples or materials sets the total, not the size of the house. A few typical jobs:
- A Glen Abbey basement that took water, plus the family room above it, sampled for mould: $810.
- A Burlington bungalow from the 1960s before a kitchen reno, with the floor tile and the drywall compound sampled: $680.
- A Westdale house from the 1920s before a basement finish, with plaster, pipe wrap and old floor tile sampled: $930.
Some companies advertise lower numbers. Before you compare, ask whether the price includes lab analysis, an outdoor baseline and a written report, because those are what a contractor, landlord or insurer will ask to see.
We test across Oakville and the rest of Halton, and each town is built differently
Our own inspectors cover all of Halton and Hamilton. We don't have a street address in the area to list, so everything books by phone or through the form.

- Burlington: Aldershot, Roseland, Tyandaga, Brant Hills, Alton Village, downtown
- Hamilton: Westdale, Kirkendall, Durand, the North End, the east end, the Mountain, Dundas, Ancaster, Stoney Creek, Waterdown
Burlington
Burlington is the older side of Halton: 47.4% of its homes were built before 1981 and 61.1% before 1991. Roseland's oldest streets go back to the 1930s and 40s, and Tyandaga grew up around its golf club in the 1960s, while Alton Village is still filling in. Expect asbestos questions in the older neighbourhoods, and moisture questions everywhere after 2014 and 2024.
Milton
Milton is the newest town we serve. 73.0% of its homes were built in 2001 or later, and only 18.9% before 1981. Old Milton, built mainly between 1850 and 1890, is the exception. For the rest of town it's a moisture story: basements, cold rooms, attics and new-house condensation.
Georgetown and Halton Hills
Halton Hills is older than most people expect: 46.3% of homes predate 1981 and 20.0% date from 1960 or earlier. Downtown Georgetown's best buildings are from the 1870s and 80s, and Glen Williams goes back to the 1820s, while Georgetown South only started in 1989. 73.0% of homes are single-detached, so the basement is usually where we start.

Oakville, Halton and Hamilton air quality testing questions
A mould air test is CAD 550 plus tax. That includes the inspection, one indoor air sample, a free outdoor baseline sample, lab analysis and a written report. Each extra sample is CAD 260, so two rooms come to CAD 810. There's no travel fee in Oakville or the rest of Halton. Our mold testing cost guide has the details.
Asbestos testing is CAD 430 plus tax for the first material and CAD 250 for each extra one, with the visit, sampling, lab analysis and written report included. A pre-war Hamilton basement with plaster, pipe wrap and floor tile is three materials, so CAD 930. See our asbestos testing cost guide.
Yes. Our own inspectors cover Hamilton, including Dundas, Ancaster, Stoney Creek and Waterdown, and samples go to the same accredited lab. With 72.1% of Hamilton homes built before 1991, asbestos sampling before a renovation is a big part of the work there. Our asbestos testing service explains how it works.
Yes. Oakville's property standards bylaw says the owner must clean and remove any extensive accumulation of mold and repair the water or humidity behind it, and Ontario's Residential Tenancies Act puts repairs on the landlord. Tell the landlord in writing first, then call ServiceOakville at 905-845-6601. We're inspectors, not lawyers, so get advice on a dispute.
Halton Region's Basement Flooding Prevention Program covers Oakville, Burlington, Milton and Halton Hills, with subsidies for a backwater valve, a sump pump with weeping tile disconnection, downspout disconnection and sewer lateral repairs. Check the Region's current rules first. If the basement still smells musty, an inspection tells you whether the walls dried out too.
The Town's residential demolition guide doesn't list one. The duty comes from Ontario Regulation 278/05, which requires owners to have materials examined before demolition, alteration or repair. Owners of a home they or their family live in are exempt, but landlords, condo corporations and commercial owners are not, and contractors have duties of their own.
